Daybreak homes make up one the fastest growing communities in the Salt Lake Valley. The U.S. Census declared South Jordan, Utah, to be the second-fastest growing city in its class in the nation. And Daybreak homes constitute one out of every six new homes sold in the Salt Lake Valley.

As a result, our neighborhood is growing quickly: The master-planned Daybreak homes community is on track to double the population of South Jordan, which stood at just over 51,000 at the end of 2014. According to the master plan, when completed, the Daybreak community will include more than 20,000 homes and more than 9 million square feet of commercial space.

Environmentally-friendly

Daybreak was the first community of its size in the region to meet Energy Star standards. All Daybreak homes are Energy Star certified, which means that the homes, as well as the materials used in their construction, use 20 to 30 percent less energy than required by federal standards. Air and duct sealing reduce the amount of energy needed to maintain the indoor environment, and the heating and cooling systems are at least 10 percent more efficient than U.S. federal minimum requirements.

The Daybreak master plan integrates sustainable landscape practices. The community developer is planning more than 100,000 trees along streets and in parks. Storm water runoff is collected and filtered down to recharge the aquifer beneath Daybreak, and residents of Daybreak homes are encouraged to plant water-wise landscapes, limit lawn areas that require a lot of watering and improve soil to better absorb water.

Generosity

Safety

South Jordan, in which Daybreak is located, has a very low crime rate. The rate of violent crime is one-tenth the national average in the United States, and the property crime rate is half the national average. The unemployment rate is 2.8 percent, whereas the U.S. average is 6.3 percent.

Education

The median household income of South Jordan is $84,856, compared to the U.S. national average of $52,175. Over 96 percent of adult South Jordan residents have a high school diploma or higher, and 37 percent have a four-year college degree. Utah has the highest literacy rate in the U.S.

A new elementary school in the Creekside neighborhood will begin construction in spring 2016, with opening planned for 2017.

Residents of Daybreak homes have more and more opportunities to broaden children’s minds and strengthen their literacy with the spread of Little Free Libraries in locations across the community. These are small, free-standing miniature kiosks filled with books. No library card is required—simply borrow a book, then bring it back when you’re done.

Health and recreation

Daybreak is in the metropolitan areas of Salt Lake City, which one study identified as the fifth-healthiest city in the U.S. Men’s Fitness magazine has named it the “Fittest City in the Nation.”

All Daybreak homes are located within a five-minute walk of a major amenity, such as a park, the lake, a shopping area or 22 miles of walking trails.

If you love skiing, the Alta Ski Area gets the highest snowfall in Utah, and it’s a half-hour drive from Daybreak in South Jordan. In addition, four of the snowiest mountains in the state are within an hour’s drive. What's more, there are seven additional world-class ski resorts located less than an hour outside of the community. And the nature of the snow on Utah’s mountains is such that our powder is renowned throughout the world for being dry and light.
